What types of common maintenance can I do to avoid ACC violations?
Some common home exterior tasks you can do to avoid potential ACC violations include but are not limited to: Power washing home, driveway and sidewalk; Replacing or repairing trim; Replacing or repairing mailbox to include house number on mailbox; Repairing fencing.
Outside of exterior home maintenance, the duties of yard maintenance are key to avoid potential ACC violations: Cut and edge your yard including your sidewalk area at least twice a month; Prune your shrubs and trees; Place yard debris in recyclable bags; Apply weed and feed to lawn throughout the year to reduce weeds.
How are ACC violations monitored?
Monitoring ACC violations is managed by appointed committee members in the community using Smartwebs, a software designed specifically for subdivisions to capture compliance concerns. Smartwebs maps our community and allows ACC Members to document, upload photos, cite, resolve, and efficiently notify homeowners about violations. ACC Members will be out walking and/or driving through the community to observe our community for violations weekly and/or when a violation is reported to the ACC by a resident. A suspected violation can be reported to acc@invernessridge.org.
Our violation stages are as follows:
Stage 1: (Courtesy Letter) 14-day cure period
Stage 2: (Escalation Period) 14-day cure period
Stage 3: (Final Letter) 7-day cure period
Stage 4: (Fine Letter) $25 per day
What does the ACC do?
The role of the Architectural Compliance Committee is to ensure that the community's property values are preserved by maintaining the aesthetics of Inverness Ridge. It is the duty of the ACC to review and approve all major exterior home improvements, including landscaping.
Without an architectural compliance committee, your neighbor could easily paint their home bright blue with pink shutters visible from space. Violation of our community's architectural standards creates litigation issues that are costly and create animosity in the community. By having a set of exterior standards that extends to colors, roof coverings, landscaping materials, and fence styles, your community can avoid these ugly distractions.
It is strongly encouraged that you submit all architectural modifications via our ACC Request Form before initiating projects to obtain the ACC approval or recommendation.
Amenities
When does the pool open and close each year?
Although the exact dates will shift from year to year depending on weather and availability, we aim to open the pool in Early May and close the pool in early to mid-September. Exact dates will be communicated to the neighborhood via email in advance.
Can an off-leash dog area be developed in the community?

How do I obtain a replacement pool key?
For lost or missing pool key cards, replacements can be purchased for $15. You must be in good standing with annual dues in order to obtain a replacement key card.

How do I pay for my HOA Annual Dues?

Prepayment Option
The ability for any homeowner to prepay* their dues each year through monthly payments is always an option. It is sometimes less painful on the budget to pay that $34.20 per month in advance and start the new year without the annual dues invoice still to be paid. You can set this up at your bank through Bill Pay and your account with Inverness Ridge will be automatically credited with each payment received. There is no need to make arrangements in advance with us.
*Note this is a pre-payment plan, paid throughout the year BEFORE the dues deadline. This is not a payment plan for the current year’s dues.
What happens if I don’t pay my dues on time?
We know sometimes life happens, and we do hope that you will Contact Us in the event of a hardship. Although we do offer a small grace period, late fees are applied after a certain time frame. If no effort or communication has been made or if we cannot reach you beyond this point, the Board will begin the process of placing a lien on the property until payment is met.

How do I join one of the neighborhood committees?
Anyone is welcome to join a committee. There are several active committees within Inverness Ridge that are always looking for new members!
The committees include the Social committee, Common Area Committee, Welcome Committee, and the Architectural Compliance Committee. If you are interested in joining a committee or volunteering your time to better the community, visit our About page to learn more!
What happens at the HOA Board of Directors meetings?
At the Board of Directors meetings, any Association business matters are addressed by the Board. These meetings are generally held monthly, or more or less depending on need. During the open forum portion of the meeting, homeowners are allotted 5 minutes each to present ideas or ask questions of the Board on community matters.
